Living on Pinellas County’s Barrier Islands

These areas are blessed with sandy beaches and natural unspoiled landscapes with clear, sparkling Gulf waters, a subtropical climate, and an abundance of glorious Florida sunshine — 365 days a year!

Pinellas County’s barrier islands are accessed via causeways and bridges and each community has its own unique flavor. Because of the mix of many different cultures, foods, music, and entertainment, life on these islands varies from one island to the next. You can find everything from a relaxed escape from the usual rat race of everyday life, to the exhilarating hip-grinding beats of the live music being played at the clubs.

The island of Sand Key is just one of the many different communities you will find here. Sand Key is mostly a residential location of townhouses, homes, and luxury high rise condominiums. Belleair Shores is a private community island with million-dollar waterfront homes. Access to this areas beach is restricted to use by residents only. Looking For and Buying a Home in Trinity Florida

What we found in Trinity and Trinity real estate was a wonderful surprise. Cows still graze the pastures here, giving Trinity a peaceful country setting. No traffic here, no congestion. The community was quiet but growing. New businesses and shops were sprouting up along the major roads in the area. Many beautiful subdivisions were in development. We began to explore neighborhoods and get to know the area. With several great schools in the Trinity community, we’d have no problem getting into the neighborhood schools. We decided on a home in the Fox Wood Community, Trinity’s largest subdivision. Fox Wood is a gated community with two community parks, walking trails, and a covered pavilion. There are other great neighborhoods too, like Thousand Oaks, Trinity Oaks, Trinity West, Fox Hollow, Champions Club, and Heritage Springs for those 55 years of age and over. We liked what we saw in Trinity real estate.

As for the beaches, we are still close to those great Gulf beaches of Pinellas County. Trinity is only about a 5 minute drive to the border of Pinellas. Pasco County has some beaches of its own, too, like Hudson Beach and Robert K. Rees Park. We’re close to the cities of Pinellas and Hillsborough too. In fact, with the Suncoast Parkway just a few minutes away on Rt. 54, we can shoot down to Tampa in about 20 minutes. The Tampa International Airport is so convenient too, with an easy exit right off the Suncoast.

Great beaches, schools, restaurants, shops, and metropolitan cities nearby and a great choice in real estate! That’s why we love Trinity, Florida.]]>

Palm Harbor Florida Real Estate

Recreation is very popular in the Palm Harbor area. Innisbrook Golf Course is a beautiful, five-time award winning club where the PGA Tour is held every fall. It has four courses with different difficulty and terrain. If you love to golf, this is the place to live. For the boating and fishing enthusiasts, John Chestnut Park is a beautiful park located on Lake Tarpon. It is a great place to have holiday picnics, birthday parties, or just relax. It offers boat docks, many picnic areas and pavilions, playgrounds, a softball field, and a large dog park. With its lush surroundings and lakeside benches, it is a great place to visit.

Palm Harbor is only a 15 to 30 minute drive to one of the top 10 beaches in the world, Clearwater Beach. Many restaurants are located along the beach, as well as volleyball nets, a playground, blown up water slide, bungee trampoline, and a beautiful pier. Other beaches around Palm Harbor include Dunedin Causeway, Honeymoon Island, Caladesi Island State Park, Indian Rocks Beach, and Fred Howard Park. Sun worshipers will love these beaches covered with beautiful white sand.

On the first Friday of every month, Downtown Palm Harbor holds a block party with live music, children’s activities, vendors, food, and more. It is a great place to spend time with family and meet new friends. Held off of Alternate 19, the music is great and vendors offer many crafts and activities for everyone.

There are many fun places to dine in Palm Harbor. Molly Goodhead’s, located in Downtown Palm Harbor, is an American seafood and steakhouse restaurant with a sports bar atmosphere. It is a great place to go watch ‘the game’ or for an evening out with others. Another favorite restaurant with the locals is Lucky Dill. With the New York feel and a slice of free cheesecake with every meal, Lucky Dill is the place to frequent.

Many of the schools in the Palm Harbor area are rated ‘A’ by the Pinellas County Education Board. Cypress Woods Elementary, Lake St. George Elementary, Palm Harbor Middle School, and Palm Harbor University High School are recognized for their outstanding educational achievements and community involvement. Academics as well as athletics are very strong in all Palm Harbor area schools.

5 General Trends in the California Real Estate Market to Watch 2006

And whether you are a first time homebuyer, debating the viability of building your dream house in San Bernardino, or a real estate investor looking to sell condominium units in Los Angeles, you certainly want to know: When is it the optimum time to buy or sell?

Purchasing a house is a major investment. With judicious planning, this valuable asset will appreciate with each year.

But how do you get the big picture? Fortunately, real estate trends are predictable because these develop over a long period, unlike the stock market, which is rather volatile.

The first thing you will need to do is to read and track real estate articles: the market reports of the California Association of Realtors or the California Building Industry Association, and the briefs created by housing analyst companies.

Once you have identified the following key indicators you will have a better grasp of the general trends in California’s real estate market.

THE FIVE KEY INDICATORS TO WATCH

Interest Rates
When interest rates rise, buyers shy away. Conversely, lowered interest rates attract more buyers.

This year, interest rates in California are on an upswing. For example, thirty-year fixed mortgage rates, which averaged 5.71 percent in 2005, has risen to 6 percent levels in January 2006. And adjustable mortgage interest rates have moved up to 5 percent levels compared to 4.12 percent in 2005.

Building Permits
The higher the number of building permits issued, the higher the demand for houses.

Figures show that number of building permits issued for the year 2006, have fallen by 10 percent in comparison to last year’s figures. In terms of houses, that’s a decrease of 1,430 building permits compared to January 2005 figures, according to California Building Industry Association report.

Home Sales
This key indicator refers to the total number of homes sold. In the law of supply and demand, when there are few buyers, real estate prices fall.

The January 2006 figures of the California Association of Realtors reveal that the number of existing single-family detached homes sold, has gone down by 24.1 percent in comparison to sales for the entire year 2005.

Another factor to consider is the growing inventory of available houses in certain counties in California, which is changing the market dynamics. What was once a sellers market is slowly turning into a buyers market.

Loan Defaults
This refers to the failure of homeowners to pay their monthly mortgage fees. One downside to this is that many Californian homeowners are choosing to have a bad credit report, rather than to keep paying fees for a home whose value has been inflated by as much as 20 percent more.

Foreclosure Sales
Figures presented by DataQuick Information Systems, a housing analyst company, indicate that foreclosure activities in California have gone up by 19 percent in the last quarter of 2005. This is an increase of 3 percent compared to the third quarter of 2005, and is 4.6 percent higher when compared to 2004’s last quarter figures.

When foreclosure sales are on an upswing, consumer spending is down and consumer debt levels have risen. In the real estate market, this has meant that many financially strapped homeowners are selling their homes at lower prices. The other contributable factors are inflation, the rising prices of gasoline, federal budget deficit, and interest rates.

Huntsville

Home to the U.S. Space and Rocket Center, Huntsville is undoubtedly the pyrotechnic capital of the south. With a distinct southern charm, the city is laid out well with parks, botanical gardens, lake areas and a close proximately to numerous outdoor activities such as fishing, hiking and hunting. While many cities make a haberdash of mixing in the new with the old, Huntsville gets it just right.

Mobile

Pronounced “Moe beel”, Mobile is a busy port city with a little known history. If you’ve ever thought of going to Mardi Gras in New Orleans, you’re better off going to Mobile. Yep, the city was the first to celebrate Mardi Gras in the United States and maintains the tradition to this day. In fact, Mobile looks striking like New Orleans, having been established by the French. It is a beautiful southern city, with spring being the best time as a bevy of flowing plants awaken from their winter slumber. The colors and fragrances are simply amazing.

Alabama Real Estate

Alabama real estate prices are very reasonable when compared to the rest of the country. Throughout the state, an average home will run you $200,000 or less. The appreciation rate is a little low, but still a respectable 7.5 percent for 2005.]]>

Known as “the great land”, Alaska seems like a harsh, remote wilderness and certainly nowhere anyone would want to live. Anchorage

Anchorage is home to roughly forty percent of the human population in Alaska as bears, moose and so forth seem to prefer other areas. If you’re flying in to Alaska, Anchorage is going to be your destination. Overall, Anchorage is a sprawling, chaotic city. It has received more than its fair share of criticism for being “un-Alaskan,” but it is the primary choice of homebuyers looking for a big city in Alaska.

Juneau

The state capital of Alaska, Juneau is the best city in Alaska in my opinion. The city abuts rain forests, mountains and the Gastineau Channel. Named after the first prospector to strike gold in the area, Juneau is a collection of modern amenities with old world charm. Buy a home in Juneau and you’ll wake up every morning to the most spectacular views in the world. Put another way, Juneau is where the cruise ships stop in Alaska.

Alaska Real Estate

In a state as large as Alaska, prices can vary tremendously. Property in small towns can cost next to nothing, but lets focus on the biggies. $300,000 is the average cost for a single-family residence in Anchorage, while it is going to take $450,000 to buy the same home in Juneau. For 2005, homes in Alaska appreciated at a rate of just over 13 percent.]]>

Phoenix

Phoenix is by far the largest city in Arizona and it is growing fast. The sixth largest city in the United States, Phoenix is the official and economic capital of Arizona. The city is growing at such a high rate that it has engulfed the accompanying towns of Scottsdale and Tempe. Phoenix has a perpetual new feeling to it, which leads to criticisms that it has no inherent culture or roots.

Flagstaff

Unlike Phoenix, Flagstaff is a town that reeks of the more historic Wild West. Sitting on the famous Route 66, Flagstaff is a college town because of Arizona State University. The University, better known as “ASU”, has over 30,000 students who more or less dominate Flagstaff. If you like the feel of a college town, skip Phoenix and consider Flagstaff for your real estate needs.

Arizona Real Estate

Arizona real estate is very reasonably priced compared to other states. The average home price in Phoenix is in the low $300,000s. Arizona has, however, become a hot real estate market with home values appreciating over 25% in the last 12 months.

Hot Springs

Roughly a 45-minute car ride south of Little Rock, Hot Springs is a great destination for spa enthusiasts. Wedged into the Zig Zag mountains, the town is ripe with thermal mineral springs. This, of course, has led entrepreneurs to open spas of all sorts. The forest of the Hot Springs National Park engulfs the town. The architectural style is predominantly brick-oriented with many of the older spas have a healthy dose of marble thrown in.

Arkansas real estate prices are as relaxed as the state.
