It’s Your Money - Why Wait?

Monday, March 26th, 2007

Two realities are in play here: first, the stock market’s lackluster performance that started in 2000, and second, the real estate boom that had developers scampering for land to satisfy the heightened demand for residential and commercial real estate.

Put your IRA money to work. Your banker and broker will not allow you room to maneuver because they want complete visibility and control over your IRA. In the meantime, they’re earning fantastic returns on your money. It’s time you take the driver’s seat.

Fundamentally, what do you need?

•Sufficient funds in your self-directed IRA.

•A Self-Directed IRA Advisor – Asset Exchange Strategies, LLC a limited liability corporation can share valuable information and advice.

•A low fixed annual fee to pay your custodian, while you maintain full checkbook control at all times. You – not they – issue the checks for managing your investment.

Provided you satisfy IRA regulations on the type of investments allowed for your self-directed IRA funds (real estate is only one of several possibilities) you can take charge of your financial future by turning that IRA into a high-earning instrument.

The IRS’s position is clear, as defined in their publication # 590: your IRA should be a separate and distinct entity from yourself. Whatever investments you make should benefit your IRA, and not you directly. Your self directed ira advisor will be able to explain the subtleties and refinements of this IRS publication.

It’s your money. If we told you that there are about $7 trillion dollars sitting in IRAs but of that amount, only 3% are self-directed, wouldn’t you be curious about how you can be part of that 3% that unknown to most, are enjoying unheard of returns?

About the Authors:

Dan Cordoba (CEA) Asset Exchange Strategies, LLC and Joshua Geary with Best Online Results turns your learning curve into a fast and easy profit curve by providing tips and trends that are affecting the self directed IRA real estate market. Jumbo Loans: A different way to manage your mortgage

Sunday, March 25th, 2007

Who can benefit from an interest only jumbo loan? One type of person who can benefit from interest only jumbo loans is a person who knows they will come into a substantial sum of money in a few years. Maybe you have a trust fund which states the monies will be free for use when you reach age 30, but at 24 you want to buy a home. Interest only jumbo loans are the perfect solution for you. The first years, you only make payments on the interest, but after your assets become available, you pay both interest and principal, or possibly choose to quickly pay off the principal.

Another group who can benefit from interest only jumbo loans is the family whose earning power is certain to grow over time. Interest only jumbo loans can allow purchases which provide for a comfortable lifestyle, putting off the larger principal payments until earning power has increased. A junior partner in a law firm might well feel that interest only jumbo loans would be the best option since they expect to greatly increase their income over the next years allowing repayment of the principal during the fatter years.

Interest only jumbo loans can be rather attractive in today’s uncertain economy. There is absolutely no penalty involved if a debtor skips payment of principal for one or more months and only pays the interest. This feature can certainly pay off during a period of unemployment or other financial stress. Unlike the conventional mortgage where you will find yourself getting phone calls threatening foreclosure, the flexible interest only jumbo loan will allow you to survive periods of tight budget without this additional stress.]]>

Kill Bills

Get Rid of Some “Extras”
The key to financial freedom is building wealth. The key to building wealth is eliminating all your extra bills so you have money to save. The average consumer’s credit report carries quite a burden from these bills as well. Let’s start with what hurts the most. Eliminate any habits you currently have. Most habits cost money and if it’s a habit it can’t be healthy for you in the long run anyway. Smoking, drinking, candy, coffee, collecting junk, etc. You will be surprised how much cash you pocket if you just quit 1 or 2 of the above (if any apply of course). By giving up a habit you are not only saving money and maybe even your health, but you are also gaining self-discipline helping you mature financially.

Food: Dine In or Carry Out
Let’s look at the two separately AND together. If you eat out once a week, even at $25 you are spending $100 a month. Pretty simple math. Let’s say you get carry-out (drive-thru) 3 times a week at $5 per visit. This equals $60 a month. These figures are below average, but even so, this is $160 in 1 month that could be used to eliminate some smelly debt. Pack a lunch for work. Try cooking at home. It’s a fraction of the cost, it tastes better than “fast food” and it is usually healthier. If you can’t eliminate eating out then try cutting it in half for starters.

Grocery List (or lack thereof)
Many consumers head to the grocery store with no plan or list. BIG mistake. This is what grocery stores are designed for. Go ahead, walk down each aisle and tempt yourself with row after row, shelf after shelf of junk food, extra stuff that you don’t need. A list could save you 50% alone - that much more to wipe out those irritating loan payments. A grocery list serves two purposes. It saves you quite a bit of money which you notice immediately. Secondly, it allows you to be more prepared for the upcoming week, month or however often you shop. You can make out a daily meal plan ahead of time so you know exactly what you need to purchase and approximately how much cash you will need.

Sell Some Stuff
Everyone has stuff lying around collecting dust. Remember the saying “One man’s trash is another man’s treasure.”? You could probably knock out a couple of stagnate bills with some of those collectibles sitting in a box in the closet. You would be surprised to know that an object you have absolutely no interest in could sell on an auction site and pay off that hospital bill that’s been chasing you around like a mad hornet.

Cash, Cash, Cash
Only buy with cash. Plastic looks the same when you spend it. Dollar bills disappear and you will feel the impact when you start to get a shortage of it. Start a cash envelope system - at least one for gas, food and clothing. Like any new system, it will take a few times before you get the right amount in the envelopes. You will start to notice a large impact on your budget though and will find it worth while. If you buy something with cash you don’t owe on it. You might think a little longer about it too when you hold on to that $100 bill. If you apply the various techniques and ideas in this article you will start to knock chunks off your overall debt. This will get you closer to achieving financial freedom and your credit report will begin the long awaited healing process. Start today!

Making Thousands In The New York Stock Exchange - Hidden Ground Breaking Rules

Saturday, March 10th, 2007

I’d start with defining your portfolio objectives. These objectives will have a great impact on your style of trading in the New York Stock Exchange. Ask yourself a few questions, such as these, to find your objectives.

* Do you want to trade part-time or full-time?
* How much money do you have to work with?
* What annual rate of return do you want?
* Are you creating a trading system using the New York Stock Exchange for cash flow or capital growth?

Once you’ve set your objectives, you should select a certain stocks to trade with in the New York Stock Exchange. It’s a good idea to avoid the tendency to trade any and all stocks. Many traders fall into the trap of thinking that the more stocks they trade on the New York Stock Exchange, the more money they will make. Unfortunately, this is not true. You need to master and learn about the characteristics of certain stocks that you will consistently trade with in the New York Stock Exchange. Did you know that some of the most successful stock traders only trade using certain stocks? This fact is the key to making real money.

With your objectives and the certain stocks picks you have in mind, the time has come to design your trading plan - your set defined rules you’ll use while trading into the New York Stock Exchange. A well-thought-out trading plan defines your approach to trading in the New York Stock Exchange. Also, a properly constructed trading system for entering and exiting the New York Stock Exchange, leaves no room for human judgment. It should be able to respond to any set of circumstances that arise with clear actions.

The importance of this kind of trading plan - your set defined rules for tradng in the New York Stock Exchange, cannot be overstated. Without a consistent set of guiding principles to govern their trading decisions in the New York Stock Exchange, most traders hop from one trade to the next, driven by emotion or hysteria. When you don’t have a plan, you plan to fail.

Try and keep your system simple. Many traders complicate their trading systems with out even trying. They accomplished this by over-optimizing. So many indicators are added to their system that it becomes nearly impossible to trade. Instead, keep your system as simple as possible. This way, it is robust enough to trade across many market conditions.

Once you’ve designed your system follow it perfectly. This requires a great deal of self-disciple, but bear in mind that your will be rewarded with success. Either undisciplined behaviour or ignorance will be punished by the market in the end, coming by way of direct losses or by the loss of profits, you could have made. However, the market is complex, and does not always act as you might expect. There is a principle of random reinforcement that you might encounter. The New York Stock Exchange has a tendency to reward bad behaviour from time to time. This tendency is one of the reasons why it often takes so long to learn how to trade. Keep these principles in mind so that you will not be surprised, but remember there is no point in having a system if you are not going to follow it.

When you are ready to trade, in the New York Stock Exchange, start small. Give your confidence time to grow, and give yourself time learn the intricacies of your system, and your stock picks. There is always a learning curve when you begin trading in the New York Stock Exchange. It makes sense to take the time to learn the ins and outs of the New York Stock Exchange before you start adding more positions.

Now that you’ve started trading, in the New York Stock Exchange, I have one last, crucial piece of advice for you. Follow this rule when you’re trading in the New York Stock Exchange. Despite the fact, everyone knows the old adage of “cut losses short and let profits run”; many traders fail to do this. Have strategies built into your system to ensure that these rules are followed. Adages only become old when they have proven to be effective.

I could go into much more detail on many of these points, but this is only a broad overview of the steps you need to take when you begin trading in the New York Stock Exchange. With commitment, discipline, and careful consideration, soon you will be well on your way to being a successful New York Stock Exchange trader.]]>

Tip Five: If small businesses aren’t interested in sponsoring your fundraiser ask if you can at the least leave flyers on the counter for their customers. Many will say yes, you just have to ask! Another option is to visit the store before printing your flyers and ask them if they would like to include a free coupon on your flyer as well – it’s an added benefit for your customer and it also gives the company a little something for helping out as well.

Tip Six: Network in circles that have something in common with your fundraiser. If you have a website make sure your fundraiser is prominently displayed on the front page. If you don’t have a website, get one! It doesn’t have to be big and fancy but somewhere to direct your customers will expand your business reach.

Tip Seven: If you have a friend in direct sales, ask her if she would like to participate in the fundraiser and it will also be a good way for her to get her name out there and also be recognized for her fundraising efforts.

Depending on your organizations needs and how it is set up will determine which avenue is best for you pursue but this should help get you started on the right path - Happy fundraising!]]>

Money Management 101

Sunday, March 4th, 2007

After all, money makes the world go ‘round, so make sure you get your share! And the good news is: it’s as easy as controlling what you’ve got!

Here’s what you need to make sure that you have control over your financial situation. Here are some valuable budgeting techniques to guide you in your expenses and income.

The first thing you want to do is make sure that you pay for your utilities on time and in full every month. Don’t wait until it’s too late to pay them. The second thing you need to do is make sure that you don’t have too many credit cards. Only a few credit cards are necessary to get by in life. You should consider cutting up the rest of them. And the third thing you should do you, if your bills have gotten the best of you, is to consolidate them into a single loan. This will enable you to pay them off over time without getting slammed with high interest rates.

Finally, establish a budget for yourself. This seems difficult and that’s why most people don’t do it. And because people don’t have a budget they find themselves in financial straits.

The easiest way to establish a budget is to take a draw a line down the middle of a piece of paper. On the left, write down your after tax household income. Be sure to write down the after tax amount as you want to measure available income only. After all, you don’t get to spend the before tax amount, right?

In the right column, list an average of each monthly bill. But you should also include your typical spending habits as well, like eating out, or impulse shopping. Don’t forget to include paying off your credit card as part of the bills!

Now that you have a list of income and expenses, see if there’s a way to increase your income, or reduce your expenses. Usually you’ll find a way to do a little to both.

While it seems so simplistic, so few people do it. And yet, creating a budget and sticking to it often separates the successful people from everyone else. What’s stopping you from doing it right now?]]>

Obtaining A Credit Card With Bad Credit

Thursday, February 22nd, 2007

However, it might be hard for some of us to maintain that perfect credit history. This is because life is not perfect; some of us will encounter problems in our cash flow to pay off certain bills. When that happens, it damages your credit score more.

The lower credit score you have the harder time it is for you getting a credit card or even loans. Lower credit scores may even give you problems finding a job or an apartment.

To be on the fair side, credit card companies do look at other matters when you apply for a credit card. It will only serve as a consideration. The other thing they look at is your credit history. On your credit history, they will base how many times you’ve paid late, how much debt you owe and how much is the credit still available. They will also look at the time you have spent with your job and if you have been earning a steady income with that job.

The lender will usually give consideration to person who has made late payments but has seen that the debt to income ratio is manageable. This means that you are able to make enough money that can pay off the debts you currently owe.

When also applying for a credit card. Limit your application to a few number of credit card companies. The more number of pending applications you have, the more damaging it could be to your credit score. Try to research before applying for a credit card. Check out the cards that are catered for people with low credit scores.

If you are afraid of all of the bad things and risk involved when getting a card also consider the benefits the credit card is able to provide. If you are a person who is repairing or improving your credit rating. You are most likely using all the cash you have to pay out those bills. Therefore making you have less money available for emergency purposes.

Having a card will give you the money you need. However do be responsible with the card and don’t overcharge it. Also learn to pay the bill of card on time.

It is suggestible for people with bad credit rating to get secured credit cards. This cards work by making the user deposit certain amount of money to the card company. The limit you have is the amount you have deposited. When you use the card, the amount will be deducted to your deposit.

The good thing about this is, when you are not using the deposited money, the money will be earning form the interest. It also helps improve your credit rating.]]>
